Nevsky at Nevsky Realty

Since July 2026, I have been working as a real estate consultant at Nevsky Realty. The agency sharing a name with my surname feels almost like a scripted plot point. In reality, I reached it through product design, moving to Dubai, training, a few professional restarts, and quite a lot of doubt.

A few real estate consultants, a screen with a beautiful architectural rendering, the obligatory Dubai light, jackets at varying levels of formality — and me, still a little surprised at just how literally life can assemble its own metaphors.

Because since July 2026, Alexander Nevsky has been working at Nevsky Realty.

Yes, exactly.

And before the internet completes the theory: the agency is not mine. I am not its owner, co-owner, or partner. I work here as a real estate consultant.

Sometimes a surname and a direction of travel simply meet at the same point.

A less than direct route

I did not come to real estate through the classic broker’s path.

For more than twelve years, I designed digital products: unpacking complex systems, studying user behaviour, building interfaces, and trying to help people complete a task with less unnecessary friction.

After moving to Dubai, the scale gradually started to change.

At first, I looked at the city as any new resident would: where to live, which school to choose for the children, how long the commute takes, why one district feels coherent while another is a collection of beautiful buildings between which it is impossible to walk comfortably.

Then I began looking at it as a designer.

A home turned out to be an interface. A district became a product ecosystem. The school run became a user journey. The property manager became customer support. And a poorly designed layout became a bug that cannot be fixed in the next app update.

After intensive training at SPI Dubai Academy

At the beginning of 2026, I completed intensive training at SPI Dubai Academy and entered the industry for the first time not as a buyer, tenant, or observer, but as someone preparing to work in real estate professionally.

Then came the first calls, presentations, property databases, viewings, negotiations, and several attempts to understand which kind of agency environment would let me do the work properly.

Without mass-sending identical messages to owners. Without having to perform success every day. Without selling the first available project simply because its commission happens to be higher today.

It turns out that learning a profession and finding your place within it are two different processes.

Why Nevsky Realty

In its caption, the agency speaks about deep market knowledge, a strategic approach, return analysis, and finding projects with long-term value.

That is the standard language of the industry. Almost every Dubai agency says something similar.

But translated from corporate language into human terms, it becomes a very simple idea:

Real estate should be selected around the goal of the person who intends to buy it — not around the property someone wants to sell.

For one client, real estate is an apartment for their family.

For another, it is a way to preserve capital.

A third needs rent and a transparent cash flow.

A fourth buys a villa because in two years the children will be older and the apartment that feels spacious today will stop working.

That is why the conversation should not start with the name of a project or the word luxury.

It should start with questions:

How long do you plan to own the property?
Who will live in it?
How important is liquidity?
Will you need a mortgage?
What costs arise after the purchase?
What is happening in the area beyond the polished presentation?
Who is going to build the next ten towers around your window?

This is how I learned to design products. And it is broadly how I want to work with real estate.

A new point of focus

Nevsky Realty is becoming my main professional base.

There is a team here, access to the market, internal expertise, listings, relationships with other agencies, and the chance to work on real client needs instead of endlessly preparing to start someday.

My role remains quite specific.

I advise on Dubai real estate, study neighbourhoods and individual buildings, select apartments and villas, analyse the secondary market and new projects, support negotiations, and try to identify the details that usually become visible only after the documents have been signed.

At the same time, I continue to develop my personal blog nevsky.ae about this professional journey and the Dubai portal LiveDXB.com.

This will be the public part of my work: neighbourhood analysis, real cases, properties, documents, mistakes, city logistics, and life in Dubai without the advertising filter.

An agency provides professional infrastructure, but trust in a particular consultant is still built separately — through their actions, writing, decisions, and the ability to say honestly that a certain property should not be bought.

The same UX, now with an address

A few months ago, I wrote that I was not changing professions but changing scale: moving from designing interfaces to designing a life in the city.

Now that transition has acquired a physical address, an office, and a team.

This is neither a final destination nor a story about everything finally becoming perfect. Rather, an extended system-setup phase has ended and normal operation has begun.

There will be clients, viewings, transactions, mistakes, difficult negotiations, and districts to study literally street by street.

And there will be many texts about how Dubai real estate actually works — with all its beautiful towers, strange floor plans, service charges, mortgages, agency chats, and presentations where the view from the window is always a little better than in reality.
