In Dubai, being a broker is less a profession than a very particular state of being.

At first, you are simply standing in the office. Drinking coffee, studying new projects, counting square feet, and trying to understand why a studio overlooking the construction site next door is once again called *a unique investment opportunity*.

**Then a message from a client arrives:**

> Alexander, I want an apartment near Burj Khalifa. Affordable, prestigious, risk-free, with instalments, ready to move into — and earning around twelve percent a year.

And that is all it takes.

Somewhere inside, Dubai-investment-superhero mode kicks in. The jacket starts to strain, the look turns serious, and the body opens Property Finder, a map of Dubai, and an ROI spreadsheet entirely on its own.

> Because Dubai real estate is not going to sell itself. Although, judging by some developer presentations, it is trying very hard.

All that remains is to take off above the city, circle Burj Khalifa, find that one right property, and save the client’s capital from inflation, the wrong neighbourhood, and an apartment advertised as “full sea view,” where the sea is visible only through binoculars between two towers.
